The Maintenance Supervisor is responsible for the overall maintenance of the property, including but not limited to:
o Prompt and efficient service calls in accordance with the service policy.
o On-call service as determined by community manager (possibly working late hours and/or weekends).
o Turn vacant apartments in 5 business days or as determined by the community manager.
o Performing light electrical and plumbing repairs.
o Perform light carpentry and masonry work.
o Assist in the maintaining of all common areas including sweeping, mopping, vacuuming, emptying trash, cleaning windows, pressure washing, etc.
o Maintaining of pool(s) (if required by community).
o Maintaining maintenance shops in an efficient, safe and organized manner.
o Train other maintenance employees.
o Assist the Community Manager in vendor selection.
o Accurate record keeping of key property information (i.e., water shut-offs, sewer clean-outs, house meters, water meters, irrigation meters.)
o Work with community director to establish an ongoing Preventive Maintenance Program.
o Inspect and approve the work of outside contractors.
o Insure proper insurance requirements prior to hiring a contractor.
o Take a leadership role in maintaining and enhancing the aesthetic appeal of the property.
o Assist in the implementation and adherence of the maintenance budget.
o Help other sister properties as needed.
o Walk move outs with the community manager to determine the cost of repairs and the time needed for the apartment turn.
o Scheduling of all apartment turns.
o Daily review of outstanding service requests with the Property Manager
o Community light inspections. (as determined by the preventative maintenance plan)
o Maintain all required logbooks.
o Have HVAC and CPO certifications.
o Weekends as determined by Property Manager and incorporated into work schedule.
o Comply with Fair Housing requirements and laws.
o Monitoring of all vacant unit electric.
o Ordering all maintenance supplies.
This position will involve light travel for training and education seminars.
Requirements

Additional Requirements:
o Candidates must have a proven maintenance management record (MINIMUM 2 YEARS)
o New construction/lease up experience required
o Participative/active management style
o Proven leadership and organizational skills
o HVAC certification required, CPO a plus
o Strong working knowledge of plumbing, electrical, carpentry and appliances

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
